Whether you manage a commercial property with one large parking area, or an entire residential community with many smaller lots, preventive maintenance of all the asphalt surfaces is crucial to preserving property values. A well-kept parking lot provides a more appealing, welcoming environment for residents, guests, and customers.
Property and facilities managers work hard to stretch every dollar to keep their investment in tip top shape— and avoid surprises. Typically, property managers wait for cracks and other issues (Surprise!) instead of maintaining and preserving existing asphalt.
A well-maintained parking lot or roadway not only lasts longer but also presents better curb appeal, giving your business or home a more prosperous look.
At City Sealcoating, we pour our skills, knowledge, and plain old hard work into each project we take on. That is why we’ve been steadily growing our clientele for over a decade.

Asphalt pavement maintenance falls into three categories:
- PREVENTIVE MAINTENANCE:
This is the most effective strategy to extend pavement life and save money in the long run. Preventive maintenance involves treating the surface when the asphalt is in relatively good condition. From sealing small cracks to sealcoating entire parking lots, preventive maintenance addresses minor issues before they become major ones.
- CORRECTIVE MAINTENANCE:
We perform corrective maintenance when the pavement needs repair. It is usually more costly and more disruptive. Repairs include structural overlays, mill and overlays (mill and fills), minor pothole repair, and patching. We often call corrective maintenance “reactive” maintenance.
- EMERGENCY MAINTENANCE:
When a pothole or blowout (big, nasty surprise) occurs, we repair that immediately for safety reasons or to allow traffic to use the roadway or parking lot. When time or weather require it, we also execute temporary treatments that hold the surface together until we can complete more permanent repairs.
Preventive, corrective, and emergency maintenance are all part of a comprehensive asphalt pavement maintenance program. Creating a preventive maintenance plan is the best way to prevent costly corrective or emergency maintenance.
Keeping Down the Costs
Regular maintenance and repairs can save you on expensive replacement projects down the road. Work with our team to choose the preventive maintenance plan that works best for your property and allows you to plan and budget upkeep.
Keeping Up Appearances
Another important reason to maintain your pavement is simply to keep up a good appearance. A poorly maintained parking lot can reflect poorly on your business, just as potholes in a road reflect on the city or state in charge of maintaining it. Any savvy corporation, hotelier, or retailer can tell you that appearances impact sales. A well-kept parking lot provides a more appealing, welcoming environment for everyone.
Partnering with City Sealcoating to maintain your parking lot can save you money overall by extending pavement life while keeping up appearances. For a free estimate, fill out contact us, and our knowledgeable staff will be in touch shortly.
